Cannon Family Housing at Clovis PlaceThe Housing Management Office (HMO) is ready to support you in the transition to your new home and community. Use the resources provided to become familiar with the housing options and support services available to you.

When you arrive at Cannon AFB you must visit the HMO to receive counseling and guidance before entering into any written lease or rental/sales contract for housing.

Privatized Housing Unaccompanied Housing Housing in the Local Community

Privatized Housing
At Cannon AFB, military family housing is privatized. Balfour Beatty Communities owns the family housing and is responsible for maintaining, repairing, constructing and managing the community. In addition to your option to purchase and rent housing in the local community, you now may choose to live in privatized housing by signing a tenant lease agreement with Balfour Beatty Communities.

For comprehensive information about the privatized housing community at Cannon AFB, visit the Balfour Beatty Communities website, cannonfamilyhousing.com. The website provides information you need to know about the homes and amenities available in the privatized housing community.

Applying for Privatized Housing
Contact the HMO as soon as you know you are moving to Cannon AFB. The government housing team will provide you the latest information about privatized housing and details about the application process. The HMO will also update you on any base specific policies regarding residing in privatized housing.

If you desire to live in privatized housing, please submit an advance application for assignment and AF Form 4422, through the HMO at your losing installation with a complete copy of your PCS orders and documentation of pending promotion, if applicable. The effective date of the application is the date you depart your prior installation (including members with TDY enroute) or the date ordered to active duty.

Applications can also be submitted upon arrival during your first visit to the HMO. HMO staff will be able to assist in the completion of the application and will review PCS orders and housing options with you. For walk-in applications, as long as you apply for privatized housing within 30 days of arrival, you will be placed on the waiting list effective the date you departed from your previous installation. After 30 days, the application date will be the date of the walk-in.

Community Amenities
Privatized housing is comparable to housing in the local community and provides a wide variety of amenities and support services.

Community features such as Community Center with pool, Neighborhood Center with splash park, tot/play lots, picnic areas, walking trails, covered bus shelters, tennis and sand volleyball courts, and baseball and soccer fields are just some of the amenities you will find at Balfour Beatty Communities.

As a resident of privatized housing, contact the Property Management Office to obtain more specific information on the services available at your location.

Paying Rent for Privatized Housing
Similar to living in the local community, you will sign a tenant lease agreement, typically for a one-year term. Your lease includes a military clause and a lease termination clause. You pay your monthly rent by authorizing an allotment of your BAH that is paid directly to the Property Manager. If your move occurs prior to the allotment start date, then you will need to pay the pro-rated rent directly to the Property Manager. The Tenant Lease Agreement spells out all relevant rent payment terms and conditions.

Gas and Electric Utilities
At this location, homes in the community will be metered in 2017-2018 timeframe and at that time you will be billed directly for gas and electric. Balfour Beatty Communities manages and collects your utility bill based on personal consumption. Since the homes are metered, you will retain a portion of the BAH to pay the utilities directly. The utility allowance is determined based on 110 percent of the estimated average utility cost (gas and electric) for each unit type. The more energy you conserve, the more money you keep in your pocket! For more information about your utilities, please contact the Property Management Office.

Personal Property Insurance
Before purchasing your insurance, please consult the Property Management Office for more information about coverage. A basic policy plan is included when you move in with Balfour Beatty Communities, but you may need a supplemental plan.

You may need to obtain legal liability and personal property insurance for your possessions and should choose the options and amounts that best fit your needs and lifestyle.

School Information
Cannon AFB and Chavez Manor/West Elementary students attend Barry Elementary. All Cannon AFB 9th grade students attend the CHS Freshman Campus. Students in the grades 10-12 attend the Clovis High School. Portales elementary schools are divided into grades up to 6th grade, then Portales Junior High and Portales High School.
