At Beale AFB, military family housing is privatized. Balfour Beatty Communities (BBC) owns the family housing and is responsible for maintaining, repairing, constructing and managing the community. In addition to your option to purchase and rent housing in the local community, you now may choose to live in privatized housing by signing a tenant lease agreement with BBC For comprehensive information about the privatized housing community at Beale AFB visit the BBC website. Our Housing team is available to brief you on all the options you have for housing. You can provide your information by clicking on the link to HEAT (Housing Early Assistance Tool ) to fill in information about yourself and your housing needs.HEAT allows Service Members to begin the process of applying to Military Housing or getting information about living in the community. As soon as we receive your message, one of our housing professionals will contact you with the information you requested. Applications can also be submitted upon arrival during your first visit to the MHO. Our staff will be able to assist in the completion of the application and will be able to discuss all your housing options. Please note, for walk-in applications, as long as you apply for housing within 30 days of arrival, you will be placed on the waiting list based on the date you departed your last duty station. If your application is turned in after 30 days of your arrival, the application date will be the date you turn it in. For off-base referrals, please visit the www.homes.mil website. Privatized housing is comparable to housing in the local community and provides a wide variety of amenities and support services. Community features such as a Community Center, Youth Center, Swimming Pool, Playgrounds, Parks and Picnic Areas, Fitness center and Athletic Fields, Golf Course and Bowling Center are just some of the amenities you will find at Balfour Beatty Communities.\\n\\As a resident of privatized housing, contact the Property Management Office to obtain more specific information on the services available at your location.
Similar to living in the local community, you will sign a tenant lease agreement, typically for a one-year term. Your lease includes a military clause and a lease termination clause. You pay your monthly rent by authorizing an allotment of your BAH that is paid directly to the Property Manager. If your move occurs prior to the allotment start date, then you will need to pay the pro-rated rent directly to the Property Manager. The Tenant Lease Agreement spells out all relevant rent payment terms and conditions.
At this location, homes in the community are not metered and your rent will include these utility costs, up to your full BAH amount. For more information about your utilities, please contact the Property Management Office.
Renter’s Insurance is required prior to accepting a home.
Lone Tree Elementary School (K-5) is located in the housing area and is within walking distance for most neighborhoods\\n\\Bear River Middle School and Wheatland Union High School are located in the town of Wheatland. Bus transportation is available at various stops throughout the housing area, including the Youth Center.
At Beale AFB we strive to create an inclusive environment that cultivates the development and training of Airmen. The Air Force recognizes that the management of Unaccompanied Housing (UH) facilities is critical to an Airman's development process. UH is a personal residence and we strive to provide a modern, functional, well maintained and comfortable home, as well as promote pride, professionalism and personal dignity. UH is provided for unaccompanied Airmen in the ranks of E-1 to E-3 and E-4 with less than 3 years of service. Each Airman is provided a private sleeping room, furnishings, bed linens and supplies required for comfortable living. (Room arrangements may vary depending on location) Unaccompanied Airmen in the rank of E-4 with greater than 3 years of service and above will move into housing in the local community. Please refer to the Housing in the Local Community section for information and assistance on securing housing. The permanent party UH campuses at Beale AFB consists of two campuses. The West Campus has three buildings of the 2+2 standard (two rooms share a bathroom). The East Campus has two buildings of the studio standard and one building of the Dorms-4-Airmen standard - a 4-person module with private bedroom and a private bath with a shared common area of kitchen, living/social space, laundry and utility space. Amenities include laundry facilities at each building, TV lounges and a large dayroom with big-screen TV, pool table, ping-pong, foosball, a movie room and a kitchen. Behind the dayroom building is a patio area with natural gas and charcoal grills and lounge chairs. Specific restrictions for dormitory residents at Beale AFB such as no weapons, no smoking, no pets (except fish), no overnight guests, etc. are listed in the Unaccompanied Housing Brochure you will receive upon room assignment.
During your orientation, the ADL or UH Management Office representative will inform you of all Air Force and base-specific policies.
The UH Management Office is staffed with professionals that can assist with all of your housing needs. Staffs vary but can be comprised of non-commissioned officers (NCO), Senior NCOs and some bases have civilian employees. The assigned military are Airman Dormitory Leaders (ADL). These members are highly motivated personnel dedicated to ensuring that residents receive quality service. ADLs will provide you guidance and advice on UH life as well as mentor you on succeeding in the Air Force.
As soon as you are notified of your assignment, contact your gaining unit and request to be assigned a sponsor. Your sponsor will be another military member assigned to your unit and will assist with your move. The sponsor or gaining unit will show you which dormitory to report to for room assignment.
Prior to travel, arrange to meet your sponsor or someone from your unit upon arrival at the gaining installation. If you arrive on a business day during normal duty hours, have your sponsor escort you to the UH Management Office. An ADL or a civilian Dorm Manager will take you through the process of checking you into your room and performing a move-in inspection and inventory of the allotted furnishings and supplies. If you arrive on the weekend or after normal duty hours, have your sponsor take you to Beale's Lodging Office to be assigned a Dormitory hospitality room until you can meet with an ADL or Dorm Manager to be assigned a permanent room. You will need to show the Lodging Office staff a copy of your orders.
You will be expected to keep your room and any shared living space clean and tidy. Cleaning supplies and equipment can be provided to you free of charge. You will also be accountable for your room and the furnishings provided. Residents may be held liable for any damages beyond normal fair wear and tear. See your ADL or UH Management Office representative if you have any questions about your resident responsibilities.
The Installation Commander establishes a base-wide UH inspection program focused on health and safety. Squadron Commanders and unit First Sergeants implement the inspection program and visit rooms to ensure that all residents from their squadron comply with installation standards.
UH residents are expected to assist in the cleaning and upkeep of common areas and shared facilities of their 'home.' You will periodically be detailed to perform essential cleaning and minor maintenance around the UH campus.
The Airmen Dormitory Council is the forum by which residents of an individual dormitory or group of dormitories address concerns about their living environment with a panel of their peers. The purpose of the council is to establish standards for all residents, present solutions for problem areas, establish positive recreational activities and identify facility and furnishing improvements. Participation at your location is a chance to be involved in shaping your living environment and provides an opportunity for personal growth and development in the areas of leadership and personal relationships. Ask your ADL or UH Management Office representative about how you can get involved.
It is mandatory for unaccompanied Airmen in the ranks of E-1 to E-3 and E-4 with less than 3 years of service to reside in UH. An E-4 residing in UH reaching 3 years of service may be authorized to move out of UH and into local community housing. Contact the UH Management Office for procedures you must follow to clear your room. In certain circumstances, such as to make space available for more junior Airmen, you may be authorized to move out of UH before reaching E-4 with greater than 3 years of service. The most senior Airmen are released first. Your ADL or UH Management Office representative will advise residents when early release is necessary.
When there is an excess of dormitory rooms, personnel in the ranks of E-4 with greater than 3 years of service and above may be eligible to reside in UH on a space available basis. Contact the UH Management Office to inquire about availability.
The Military Housing Office (MHO) provides all DoD personnel with personalized services to assist in locating suitable housing in the local community. Although moving is sometimes stressful, it can also be an exciting opportunity to live off base and experience a new location. The MHO will help you find a home in the local community.
Contact the MHO as soon as you know you are moving. The MHO will provide you the latest information on the local housing situation and offer complete referral services and relocation assistance to help you find a place to live.\\n\\Support services range from helping members understand their lease agreements, knowing your rights, understanding the Servicemembers Civil Relief Act, dispute resolution, etc.
Off-Base housing is approximately 15-30 miles from Beale AFB. Rentals are typically a 1-year lease, and there are a few that offer 1, 3, and 6-month leases. Please note that pet deposits are typically upwards of $500, and some rentals may charge a pet-rent fee. There may also be certain weight limits, breed restrictions, and limits to the amount of pets that are authorized. Averages for rent varies based on the size of the unit where 1 bedroom being $1750, 2 bedroom being $2100, and 3 bedroom being $2500. Furnished apartments are very rare. In addition, application fees are $25-$75, and security deposits are typically equal to 1 month’s rent, and sometimes lower. Please note that application fees are not reimbursable. The average rent for a 3 bedroom home is $2,450 The average rent for a 4 bedroom home is $2,900. The average rent for a 5 bedroom home is $3,425. Application fees are $25-$75, and security deposits for apartments/townhomes/duplexes are upwards of $500, subject to credit history. Security deposits for homes are typically equal to 1 month’s rent, subject to credit history. Be mindful that proof of income is normally required, and that rental agencies normally require your income to be 2 to 3 times greater than the rent amount to be considered and eligible to rent the property. Please note that the housing market in our area is very competitive. The price depends on areas surrounding Beale AFB, and it is difficult to find a suitable and affordable home for less than $300,000.
Although the State of California does not make it mandatory to have Renters Insurance off base, it is highly recommended.
Generally, apartment rent does not include gas, electricity, water, sewer, and trash collection fees. An average total of these fees is approximately $300 per month, but could be especially higher during the winter and summer months. For Roseville Electric Utility, a deposit at each service location may be required and can typically be divided into installments on your monthly utility bill. New residential customers may request to have a utility credit inquiry completed in an effort to waive the deposit requirements. For PG&E, you’ll need to visit their website or call to obtain information specific to your needs. For waste services, Recology covers Placer and Yuba Counties, and their rates start between $30-$35 per month. Placer County Water Agency’s rates start at $20 per month. Olivehurst Public Utility District, which includes water and sewer services, starts at $60 per month.
