The Military Housing Office (MHO) is ready to support you in the transition to your new home and community. Use the resources provided to become familiar with the housing options and support services available to you.
When you arrive at Lajes Field, you must visit the MHO. This visit is necessary to obtain housing, verify your eligibility for Temporary Lodging Allowance (TLA), and receive counseling and guidance before entering into any written lease or rental/sales contract for housing. It is advised to wait until you arrive to secure housing in order to tour available units.
WHAT IS HEAT?
Housing Early Assistance Tool (HEAT) creates an easy on-line experience to connect you, the Service Member, with your future destination and offers an on-line venue to obtain housing assistance prior to a PCS transfer. HQ Air Force Housing has successfully implemented HEAT across the AF Enterprise so members can reach out to installations when preparing for transition. Installations are accessible through the HEAT tool across CONUS and most OCONUS installations. Members should use HEAT when preparing to transfer to their new assignment. At Lajes Field we strive to create an inclusive environment that cultivates the development and training of Airmen. The Air Force recognizes that the management of Unaccompanied Housing (UH) facilities is critical to an Airman's development process. UH is a personal residence and we strive to provide a modern, functional, well maintained and comfortable home, as well as promote pride, professionalism and personal dignity. UH is provided for unaccompanied Airmen in the ranks of E-1 to E-3, E-4 with less than 3 years of service, E-4 with more than 3 years of service to E6 on a priority and space available basis. Each Airman is provided a private sleeping room, furnishings, bed linens and supplies required for comfortable living. (Room arrangements may vary depending on location) Unaccompanied Airmen in the rank of E-4 with greater than 3 years of service and above will move into housing in the local community. Please refer to the Housing in the Local Community section for information and assistance on securing housing.The permanent party UH campus at Lajes Field consists of a dormitory building with a 1+1 configuration and a shared bathroom. This facility offers amenities such as free internet café, 2 laundry rooms, 2 dayrooms, 3 full kitchens and a bike shed. The NCO dormitory for E4 with more than 3 years to E6 provides private suites with a bedroom, bathroom, kitchenette and living room. This facility also has 2 laundry rooms and a dayroom.Base amenities include the Chace fitness center, BX, Shoppette, Commissary, Library, Base pool, Café Bean, Ocean View Snack bar, TORC Club, Bowling Alley, Subway, Outdoor Recreation, Chapel, Theater and the Community Activity Center which are all within walking distance of UH facilities. Restrictions at Lajes Field include no temporary storage capability, animals, candles, hot plates, toaster ovens, crock pots and rice cookers. These cooking items are authorized to be used in the kitchen areas but not the individual roomsBase Specific PolicyDuring your orientation, the ADL or UH Management Office representative will inform you of all Air Force and base-specific policies.UH Management Office StaffThe UH Management Office is staffed with professionals that can assist with all of your housing needs. Staffs vary but can be comprised of non-commissioned officers (NCO), Senior NCOs and some bases have civilian employees. The assigned military are Airman Dormitory Leaders (ADL). These members are highly motivated personnel dedicated to ensuring that residents receive quality service. ADLs will provide you guidance and advice on UH life as well as mentor you on succeeding in the Air Force. Assignment ProceduresAs soon as you are notified of your assignment, contact your gaining unit and request to be assigned a sponsor. Your sponsor will be another military member assigned to your unit and will assist with your move. The sponsor or gaining unit must then contact the UH Management Office to notify them of your impending arrival date and work to secure you a dormitory room.Unit IntegrityIn most cases, you will be assigned a room in an area of the dormitory set aside for the personnel who work in your unit. This is to promote camaraderie among squadron members. If a room is not available near other members of your unit, you may be assigned a temporary room until one with your unit becomes available. Planning Your MovePrior to travel, arrange to meet your sponsor or someone from your unit upon arrival at the gaining installation. If you arrive on a business day during normal duty hours, have your sponsor escort you to the UH Management Office. An ADL or a civilian Dorm Manager will take you through the process of checking you into your room and performing a move-in inspection and inventory of the allotted furnishings and supplies. If you arrive on the weekend or after normal duty hours, have your sponsor make arrangements to pick up your room key from the UH Management Office or acquire a hospitality room for you until you can meet with an ADL or Dorm Manager. If you obtain your room key outside of normal duty hours, it is still a mandatory requirement to report to the UH Management Office the next duty day for in-processing. Prior to your arrival, please notify your sponsor to provide a copy of your orders to dorm management to coordinate your room assignment and pick up room key before last duty of your arrival. If you arrive on short notice and do not have a room assigned, you are authorized to stay in lodging for 3 days and will be reimbursed after a dorm room is assignedResident ResponsibilitiesYou will be expected to keep your room and any shared living space clean and tidy. Cleaning supplies and equipment can be provided to you free of charge. You will also be accountable for your room and the furnishings provided. Residents may be held liable for any damages beyond normal fair wear and tear. See your ADL or UH Management Office representative if you have any questions about your resident responsibilities.Inspection ProgramThe Installation Commander establishes a base-wide UH inspection program focused on health and safety. Squadron Commanders and unit First Sergeants implement the inspection program and visit rooms to ensure that all residents from their squadron comply with installation standards.Bay Orderly ProgramUH residents are expected to assist in the cleaning and upkeep of common areas and shared facilities of their "home." You will periodically be detailed to perform essential cleaning and minor maintenance around the UH campus. Dormitory CouncilsThe Airmen Dormitory Council is the forum by which residents of an individual dormitory or group of dormitories address concerns about their living environment with a panel of their peers. The purpose of the council is to establish standards for all residents, present solutions for problem areas, establish positive recreational activities and identify facility and furnishing improvements. Participation at your location is a chance to be involved in shaping your living environment and provides an opportunity for personal growth and development in the areas of leadership and personal relationships. Ask your ADL or UH Management Office representative about how you can get involved.TerminationIt is mandatory for unaccompanied Airmen in the ranks of E-1 to E-3 and E-4 with less than 3 years of service to reside in UH. An E-4 residing in UH reaching 3 years of service may be authorized to move out of UH and into local community housing. Contact the UH Management Office for procedures you must follow to clear your room. In certain circumstances, such as to make space available for more junior Airmen, you may be authorized to move out of UH before reaching E-4 with greater than 3 years of service. The most senior Airmen are released first. Your ADL or UH Management Office representative will advise residents when early release is necessary. Space Available RoomsWhen there is an excess of dormitory rooms, personnel in the ranks of E-4 with greater than 3 years of service and above may be eligible to reside in UH on a space available basis. Contact the UH Management Office to inquire about availability.
Housing in the Local CommunityThe Housing Management Office (HMO) provides all DoD personnel with a personalized service to assist in locating suitable housing in your new host country. Moving to a new country can often be confusing and stressful; however, it can also be exciting. Living off base provides members and families the chance to experience a new culture and make friends with their host country neighbors. The HMO will assist you every step of the way to help you find your new home in the local community.Housing ServicesContact the HMO as soon as you know you are moving. The government housing team will provide you the latest information on the local housing situation as well as local laws governing off-base housing. The HMO partners with landlords, realtors and property managers to make sure you receive the most current information about the local housing market. The HMO monitors off-base rental listings to ensure that they are safe and adequate.The HMO can assist you by:- Providing transportation- Providing translation services to establish appointments to view available units- Negotiating lease contracts- Assisting in establishing utility services - Providing furnishings support. See Furnishings Management for a list of the Duration of Tour Items available.During the initial housing briefing, you will be given a map and pertinent information regarding the local off base community. You will be provided access to information concerning available rental listings (including rental price, location, utilities payable, number of bedrooms, pictures, etc). Once you have determined which available unit(s) fit your needs, contact the HMO to schedule an appointment to view the unit(s). As the schedule permits and as a courtesy service, the HMO provides tours to show rental listings (only for newcomers). Each person will be entitled a maximum of two tours. In these tours, HMO personnel will escort members to visit off base housing units and provide translation services as required. After you choose the unit you want to rent, the HMO will set up an Initial Inspection and the government furnishings delivery. Rent is required to be paid in advance.After you move into your home, the HMO is available for on-going assistance with translation services should you need to communicate with your landlord. Rental Partnership Program Contact the HMO for more information about this program.Community Housing UnitsThe HMO provides up-to-date listings of available economy units, translation services and landlord/tenant mediation. Approximately 300 + rental units are scattered throughout 20 villages within a 20-mile radius of Lajes Field AB. One, two and, three bedroom units are available. There are units with four bedrooms and higher but are somewhat more difficult to find. Very few units have AC and heating systems. Some have fireplaces.Closet SpaceCommunity Housing 4 to 5 % have walk in closets, 40 to 50% have 6 to 9 feet wide closets, remaining 45% vary in size from 3 to 5 feet wide. Depth for all closets is 1.5 to 2.5 feet, Height varies from 6 to 10 feet] 40% of the community housing do not have closets. (Wardrobes can be borrowed from the FMO)Most off-base units now have built-in kitchens, but Furnishings Management Offices will provide a kitchen range and refrigerator. They also will provide a washer/dryer and a Transformer (3000 or 5000 Watts). The electrical current in the community is 220 volts and 50 cycles as opposed to 110 volts and 60 cycles in the United States. Utility contracts stay on the landlords name; you only have to pay the bills, if these are not included on the rent.PetsMany landlords do not allow pets, so ask before making any commitments. Pets in Off Base Housing: Pets must be registered at the veterinary clinic on the Base whether you live on or off the base. The local authorities and the Landlord/Owner of the premises being rented determine number of pets authorized off base. For information about Pet Restrictions and housing allowances that financially support your move, see Referral and Relocation Assistance.Personal Property Insurance You need to obtain legal liability and personal property insurance for your possessions and should choose the options and amounts that best fit your needs and lifestyle.Please contact your insurance company. Before purchasing your insurance, please consult the HMO for more information about coverage. Realtor Services The use of local realtor services is typically unnecessary and is not recommended unless a home for rent is only listed with a specific realtor. In OCONUS, if you choose to use realtor services, discuss fees up front, as some realtors charge a finder's fee and government reimbursement is rarely authorized. To request government reimbursement for realtor services in OCONUS, you must submit a request for authorization through the HMO before signing a lease or contract. In CONUS, fees for realtor services are not reimbursable. School InformationFor families, we understand that where your children attend school plays a large factor in the decision of where to live.Lajes Elementary/High School: Education from kindergarten through 12th grade is provided for eligible family members at the Lajes Elementary/High School located in the base housing area.
