Privatized Housing

At MacDill Air Force Base, military family housing is privatized and managed by Harbor Bay. Harbor Bay owns the housing and is responsible for maintaining, repairing, constructing, and managing the community. While you retain the option to purchase or rent housing in the local community, you may choose to live on-base by signing a tenant lease agreement with Harbor Bay.

Core Housing Information

  • Application Process: Submit a digital application through HOMES.mil/HEAT or contact the Military Housing Office (MHO) as soon as you receive orders to MacDill. The Military Housing team will provide the latest availability, application details, and base-specific policies.
  • Paying Rent: Similar to off-base renting, you will sign a tenant lease agreement (typically for a one-year term) which includes a military clause. Rent is paid via a direct monthly allotment matching your Basic Allowance for Housing (BAH) at the with-dependent rate. If you move in prior to the allotment start date, prorated rent is paid in arrears.
  • Gas and Electric Utilities: Harbor Bay covers basic utility costs (water, sewer, and electricity) for on-base privatized homes.
  • Renter's Insurance: You must independently obtain legal liability and personal property insurance to protect your possessions. Consult the Property Management Office prior to purchasing coverage.

Unaccompanied Housing

Welcome to the MacDill AFB dormitories! Our Airmen Dorm Leaders (ADLs) manage and maintain world-class facilities for Air Force, Army, Marine, and Navy junior unaccompanied personnel.

Eligibility and Assignments

  • Requirements: Unaccompanied Housing (UH) is mandatory for unaccompanied military personnel in the ranks of E-1 to E-3, and E-4 with less than 3 years of service.
  • Off-Base Authorization: Unaccompanied residents in the rank of E-4 with more than 3 years of service are authorized to live off-base in the local community.
  • Space-Available Housing: When there is an excess of rooms, E-4s with over 3 years of service may request to reside in the dorms. Requests must be routed through the member's First Sergeant to the 6th Mission Support Group Commander.
  • Assignment Process: Request a unit sponsor as soon as you receive your assignment. Your sponsor must contact the UH Management Office to notify them of your arrival date and secure your room.

Moving In and In-Processing

Arrange to meet your sponsor or a unit representative upon arrival. If possible, send your PCS orders to your sponsor beforehand so your ADL can prepare your room.

If you arrive during duty hours, your sponsor will escort you to the UH Management Office for an in-processing briefing, room inspection, and inventory. If arriving after hours, your sponsor should arrange to pick up your room key and linens from the ADL in advance. You must contact your ADL within the first 2 duty days of arrival to complete your official in-processing.

Facility Styles and Features

All dorms on MacDill are three-story, balcony-accessed facilities. Common areas include television rooms, laundry, gaming rooms, a library, and a Cyber Café.

Since 2008, MacDill has constructed modern "DORMS-4-AIRMEN" (Quad) style facilities. Each Quad contains:

  • Private bedroom and walk-in closet
  • Private bathroom
  • Shared dining area, living room, and kitchen
  • In-unit laundry closet

Dorm Campus Amenities

  • Recreation: Themed dayrooms, movie theater room (wide screen, Bose surround sound, and stadium seating), and a book-lending library.
  • Dining: Wingman's Café (resident self-cooking kitchen), flat-panel TVs, restaurant-style booths, and bar-style seating.
  • Connectivity: Cyber Café featuring oversized couches, flat-panel TVs, computers connected to commercial internet, and wireless internet for personal devices.

Rules and Policy Restrictions

  • Guests: No overnight guests, minors, pets, or unauthorized personnel. Co-habitation is strictly prohibited.
  • Tobacco and Fire: Tobacco use is prohibited inside the dorms and within 25 feet of the buildings. Open flames are strictly prohibited.
  • Safety: No underage drinking, illegal drug use, fireworks, or firearms are allowed. Personal weapons must be stored in the Security Forces armory.
  • Conduct: Quiet hours are in effect 24/7. Furnishings must not be removed from rooms.
  • Assignments: Suites and Quads are single assignment per room. Males and females may reside in the same building, but there are no mixed-sex shared suites.

Resident Responsibilities

  • Upkeep: You are responsible for keeping your room and shared living areas clean. Cleaning supplies can be provided upon request.
  • Liability: Residents are financially accountable for their rooms and assigned furnishings, and may be held liable for damage beyond normal wear and tear.
  • Inspections: The Installation Commander establishes a health and safety inspection program. Unit Commanders and First Sergeants regularly visit rooms to ensure compliance with standards.
  • Bay Orderly: Residents are periodically detailed to clean and maintain common areas and dorm campus grounds.
  • Dormitory Council: An active forum for residents to address living environment concerns, plan recreational activities, and suggest facility improvements. Contact your ADL to get involved.

Clear Out and Termination

Unaccompanied residents reaching E-4 with 3 years of service may clear their dorm room to move off-base. Contact your ADL for specific clearing procedures. In cases where early release is necessary to free up space for incoming junior personnel, the most senior residents will be cleared and released first.

Community Housing (off Base)

Housing in the Local Community

The Military Housing Office (MHO) provides personalized referral, relocation, and support services to assist DoD personnel in finding quality housing in the local Tampa Bay community.

Rental Partnership Program (RPP)

Our RPP includes approximately 50 participating apartment complexes offering 5% to 10% off market rental rates, with no security deposit, application, or administrative fees (with the exception of pet fees). While a reservation fee may apply upon sign-up, those funds will be credited directly toward your first month's rent.

To qualify, you must:

  • Be active duty assigned to MacDill AFB with at least one year remaining on station.
  • Provide a copy of your PCS orders.
  • Agree to a minimum lease term of seven months.
  • Pay rent via automatic military allotment.

Community housing surrounding MacDill AFB is highly diverse. Options range from small rental apartments to large family homes. Pre-owned and newly constructed homes in the local Tampa Bay area average between $250,000 and $600,000.

HOMES.mil

HOMES.mil is an official, ad-free Department of Defense platform managed directly by the MacDill Military Housing Office. The site actively protects service members by vetting property owners and cross-referencing listings against local foreclosure records. This rigorous vetting ensures that every off-base listing is verified, clean, structurally safe, and fully compliant with DoW minimum acceptability standards before you sign a lease.

Temporary Lodging Facility (TLF)

The MacDill Inn (Bldg 350): Reservations can be made by emailing MacDill.Inn@us.af.mil or calling (813) 828-4259.

If the MacDill Inn is fully booked, they will issue a formal Non-Availability Statement, allowing the member to book a civilian hotel off-base while maintaining their TLE (Temporary Lodging Expense) reimbursement eligibility.
